The boiler is a highly efficient self-modulating condensing model. Because of the high level of insulation, the boiler only needs half the output normally specified for a three bedroom house. The large hot water tank is double insulated to keep the solar heated water warm overnight for the morning showers. Alongside the tank is the duct carrying warm air from above the mezzanine into the extension.

The room needs no radiator and is well ventilated by air entering from the extension through a vent at floor level. The constant flow of air prevents it from getting too warm and carries the heat through the rest of the house.

The aluminium framed double glazed window overlooking the turf roof is one of the few features remaining from the original house. It is poor quality, but not worth changing yet.
